02 / Our expertise

The details matter.
We help you see them.

Choose focused help with one decision or a broader review of your project. We’ll recommend a scope based on where you are and what you need.

01

Property & project feasibility

Buying a home or weighing a remodel? Explore what may be possible, the major cost drivers, and zoning or permitting questions to resolve before committing.

Clarity on potential, constraints, and what to investigate.

02

Budgets & estimates from plans

Start with broad planning numbers or a more detailed estimate based on your plans. We explain assumptions, allowances, and what could change the total.

Clarity on likely costs and the scope behind the numbers.

03

Estimate & contractor bid reviews

Make sense of competing estimates. We compare scope, exclusions, allowances, and pricing to identify gaps, questions, and potential extra costs.

Clarity on what is included, what is missing, and what to ask.

04

Construction support & problem-solving

When work gets stuck, we help assess the issue, weigh practical options, and coordinate next steps with your contractor, architect, or engineer. From understanding the process to reviewing changes, spending, and progress, owner advisory can continue throughout construction.

Clarity on the problem, your options, and what to do next.

05

Design guidance & plan review

Bring your vision, budget, and buildability together. We help with layouts, finishes, material choices, and practical alternatives, coordinating with your architect or designer where needed.

Clarity on design choices that work for your project.

06

Material sourcing & procurement guidance

Find the right materials and understand what you’re paying for. Compare suppliers, specifications, quotes, lead times, and alternatives—with purchasing coordination scoped to your needs.

Clarity on material value, availability, and purchasing decisions.

07

Understanding what
your city expects

Knowing how the local process works makes planning easier. We draw on our construction experience to explain zoning, building code considerations, and the steps involved in permits and inspections—in clear, practical terms.

Clarity on approval steps, information to prepare, and how local requirements may shape your plans, budget, and timing.

Support throughout construction

Spending money,
but not seeing progress?

Before you spend more, get a clearer picture.

When spending and progress don’t seem to line up, it helps to understand the facts. We can review the available budget, proposals, invoices, change orders, and project status to identify gaps and questions that need answers.

Then we help you prioritize your next decisions and the conversations to have with your project team.

04 / How it works

A clear scope.
A useful way forward.

  1. 01 / Tell us what you need

    Start with your question.

Share your project stage, location, and the decision you’re trying to make. You don’t need a complete set of plans to reach out.

  2. 02 / Define the engagement

    Know what you’re getting.

We’ll discuss the fit and propose the consulting scope, deliverables, fee, and timing before paid work begins.

  3. 03 / Make informed decisions

    Move forward with direction.

Depending on your scope, receive a review, estimate, permitting guidance, sourcing recommendations, or a project roadmap—and a walkthrough of the findings and next steps.

05 / A few things to know

Good questions.
Clear answers.

Can you help if I don’t have plans yet?

Yes. We can begin with your goals, property information, and broad planning numbers. More detailed estimates depend on how much the design and scope have been defined.

Can you estimate my project from architectural plans?

Yes. We can scope an estimate based on the plans and information available, with assumptions, allowances, and exclusions clearly stated. A planning estimate is not a guaranteed construction price.

Can you help us navigate permits and city requirements?

Yes. We explain the local process in plain language, including how zoning, building code considerations, permits, and inspections fit into your project. We help you understand the steps ahead and prepare useful questions for your architect, engineer, or contractor.

Can you help with a problem during construction?

Yes. You can bring us in after construction has started, whether you’re facing an unexpected site condition, a design conflict, a material issue, a change order, or a stalled decision. We can review the information available, discuss options with your project team, and help you determine next steps. Support can focus on one issue or continue through an agreed advisory engagement. Where a solution needs an architect, engineer, or other specialist, we help identify and coordinate that input.

Can you review my current contractor’s estimate or work?

We can review proposals, available project records, and progress within an agreed scope, then highlight questions, gaps, and next steps.

Can you help with design and sourcing only?

Yes. Design guidance and material sourcing can be the focus of your engagement. We can help compare choices, suppliers, pricing, and lead times. Any ordering, payment, delivery, or return responsibilities will be agreed on before procurement begins.

How much does consulting cost?

Fees depend on your project, the information available, and the depth of support you need. Send us a short description and we’ll discuss an appropriate scope and consulting fee. Detailed estimates and reviews are part of a separately agreed paid engagement.

What would you like clarity on?

Tell us where you are and what you need help with. We’ll review your inquiry, discuss how we can help, and provide a proposed consulting scope and fee.
